Meet the teamHow often does a rental property need an EICR?
In England, landlords must arrange electrical inspection and testing at least every five years, or sooner if the report requires it. Requirements depend on the property and tenancy. See the current GOV.UK electrical safety guidance.
When do tenants need a copy of the report?
Existing tenants must receive a copy within 28 days of the inspection. New tenants must receive it before they move in. We provide a report you can retain and share as required.
What happens if my report is unsatisfactory?
We’ll explain the observations and any further investigation or remedial work required. C1, C2 and FI observations result in an unsatisfactory report; C3 indicates an improvement recommendation. For rented properties, required work normally needs completing within 28 days, or sooner where the report specifies. Urgent hazards require prompt attention.
